After a few years away from the City of Los Angeles, Houston-based developer Hanover Company is back with its first high-rise development in the region in more than a decade.

Site preparation recently commenced on a long-empty parcel at 6055 Center Drive next to the 405 Freeway in Westchester's Playa District. The new project is described in a building permit as consisting of a 19-story tower that will feature 386 apartments above a four-level podium garage and three basement parking levels. Plans also call for 17 "workforce" housing units.

TCA Architects is designing the tower, which is portrayed in a rendering as a contemporary glass and steel high-rise.

The property was recently marketed for sale as an entitled development site. Property records indicate the land sold last year for $10.9 million.

Hanover Company, which developed numerous podium-type apartment buildings across the L.A. area in recent years, has shown little activity since wrapping up work on an apartment complex along Sunset Boulevard roughly three years ago. Nearly two decades ago, the company built a 26-story high-rise at the intersection of Olympic Boulevard and Figueroa Street in Downtown.

The company's new Westchester project follows a slew of multifamily residential developments that have reshaped the surrounding neighborhood in recent years, including a mixed-use apartment complex now rising next to the former site of Dinah's restaurant. Hanover Company is one such developer taking part in that trend, having previously built a 180-unit apartment building nearby along Sepulveda Boulevard.
