With the arrival of a red tower crane, construction is ramping up for a new mixed-use development from GPI Companies in Rancho Park.
The project at 2455 S. Overland Avenue, dubbed Overland & Ayres for its cross streets, is rising directly south of the former Westside Pavilion Macy's, has already been converted by GPI into an office campus called The West End. The new project replaces what was a 1,500-car garage serving the mall with a new six-story building which will feature 201 apartments above 6,200 square feet of ground-floor commercial space.
MVE + Partners, Cecconi Simone, and Build Group highlight the design-build team for the project, which is portrayed in renderings as a contemporary podium-type building. Plans call for a mix of studio, one-, and two-bedroom apartments, as well as eight two-story townhomes fronting Ayres Avenue to the south. Plans also call for amenities such as a health club with an outdoor fitness lawn, a podium pool deck, communal workspaces, and an indoor club room.
At the time of the project's groundbreaking in Fall 2022, completion of Overland & Ayres was expected in late 2024.
The project is billed as the final component of the redevelopment of the former Westside Pavilion, which shuttered in 2018. After purchasing the eastern half of the property, GPI led the redevelopment of the Macy's and its adjoining parking garage, while the mall's main building has been converted by Hudson Pacific Properties into a 584,000-square-foot campus for Google.
In addition to its new residential development on Overland, GPI has also built luxury rental units in West Hollywood and is partnering on a high-end condo complex in Beverly Hills.
