Los Angeles-based developer Passo is initiating plans for new Executive Directive 1 affordable housing near Expo/Bundy Station, per a project representative.
The proposed development, slated to replace a pair of single-family homes at 12222 Exposition Boulevard, calls for the construction of a new seven-story building featuring 86 studio and one-bedroom apartments without on-site parking.

Requested entitlements include development bonuses through the City's Affordable Housing Incentive Program, including increased density and floor area, as well a reduction to required on-site open space. The project will consist of low- and moderate-income housing, making it eligible for the incentives.
Aero Collective is designing the building, which is depicted in an illustration as a contemporary low-rise structure. Plans call for a community room and a rooftop deck.

Passo is developing similar ED1 affordable housing projects on Barrington and Stoner Avenues in Sawtelle, as well as on Centinela Avenue in Del Rey.
The project follows a similar ED1 development recently approved for a neighboring site on Wellesley Avenue, and sits northwest of a large site where Carmel Partners is building more than 600 homes in a three separate buildings. Much of the surrounding area is being gradually redeveloped from single-family homes to apartments as a result of zone changes implemented by the Exposition Corridor Transit Neighborhood Plan.
