A 1920s single-family home near Cal State Northridge is slated to make way for affordable housing, according to a new application to the Los Angeles Department of City Planning.
The Executive Directive 1 project, proposed by R2H Development, would rise from a roughly 0.8-acre site located at 17719 W. Kinzie Street. Plans call for the construction of a new five-story structure featuring 230 studio, one-, and two-bedroom apartments with ground-level parking for 62 vehicles.
The proposed apartments would be set aside for rent by moderate- and low-income households, making the project eligible for density bonus incentives permitting a larger structure than otherwise allowed by zoning rules.
JZA Architecture is designing the contemporary podium-type building, which would incorporate common spaces such as a central courtyard, recreation rooms, and a rooftop deck.
The project is one of several ED1 developments planned by the R2H and JZA team, including a 164-unit building proposed on San Fernando Road in Sylmar.
JZA is also working with a different developer on a second affordable housing complex a few blocks to the south on Halsted Street in Northrdige.
