An empty lot just north of the Los Angeles River in Canoga Park could yield a new affordable housing complex, per an application submitted to the Department of City Planning.

The proposed development, filed on June 20 by applicant Ara Baljian of BMI Development, would rise from a parcel located at 6920 N. Remmet Avenue. Plans call for the construction six-story edifice featuring 48 apartments, all of which would be reserved for moderate- and low-income households besides a single manager's unit.

Requested approvals include density bonus incentives to permit a larger structure than allowed by zoning rules. In additional, BMI is making use of the provisions of several recent pieces of state legislation to permit additional height and no on-site automobile parking.

Sam Aslanian is designing the contemporary low-rise structure, which would include two rooftop decks and a rear yard.

The proposed building would rise one block to the southeast of a similar affordable housing development completed in 2022 at Owensmouth Avenue and Hart Street, and just north of the new Frank Gehry-designed Headwaters Pavilion along the L.A. River channel.
