Just north of Stoner Park in Sawtelle, construction has commenced for a new Executive Directive 1 affordable housing development, according to Los Angeles city records.

The project from Los Angeles-based development firm Passo, now taking shape at 1747 Stoner Avenue, will replace a duplex and single-family home with a new six-story building featuring 73 studio and one-bedroom apartments without on-site parking.

Passo secured approvals for the project using density bonus incentives to permit a larger structure than would have otherwise been allowed by zoning rules. Save for mandatory manager's units, the building will be restricted to rent by  low- and moderate-income households, making it eligible for the incentives.

Aero Collective is designing the contemporary low-rise structure, per approved plans.

The project will be among the first of a string of new affordable housing developments from Passo, which has scooped up infill sites across the Westside. The company also has proposed housing on nearby sites along Saltair and Barrington Avenues in Sawtelle, and along Centinela Avenue in Del Rey.
