Site prep is underway for an Executive Directive 1 affordable housing development just south of Washington Boulevard in Del Rey.

The project at 4129 Centinela Avenue, which comes from Los Angeles-based developer Passo, will consists of an eight-story building featuring 72 studio and one-bedroom apartments without on-site parking. It is being built in place of a commercial building that was once home to the New Flavors Chinese restaurant.

Project approvals include density bonus incentives in exchange for the provision of affordable housing. All of the apartments at 4129 Centinela are to be rented to low- and moderate-income households, save for a single market-rate manager's unit.

Aero Collective is designing the contemporary podium-type building, which would incorporate a community room and a rooftop terrace.

Passo is planning several developments across the Westside, and has secured approvals for a similar project at 4706 Centinela Avenue in Del Rey.

The development site is located just south of Centinela's intersection with Washington Boulevard in Culver City, where work is slated to commence later this year for the long-delayed Culver Public Market.
