An industrial site located just north of the SR-91 freeway in Artesia is up for redevelopment with housing, according to plans recently published by the city.
City Ventures, an Irvine-based homebuilder, is seeking the approval of a new specific plan which would enable to the redevelopment of a roughly 4.2-acre property located at the southwest corner of Arkansas Street and Pioneer Boulevard. Existing improvements include an El Pollo Loco restaurant and an automobile repair garage.
While the specific plan spans a larger rectangular area, the development proposed by City Ventures is confined to a smaller section of the property at 11700 Arkansas Street, which is improved in part with a vehicle storage area. Proposed plans call for the construction of 59 townhomes - with 22 live/work units - as well as 4,544 square feet of ground-floor commercial space.
WHA is designing the project, which is shown in elevation plans with as a series of contemporary three-story buildings. The property would be arranged around a network of private roads, pedestrian paseos, and other landscaped spaces.
Construction of 11700 Arkansas is expected to occur over a 24-month period, commencing in early 2023 and concluding in late 2024.
The project is one of two mixed-use townhome developments now in review by Artesia city officials, joining a similar 80-unit complex proposed just south of the 91 freeway.
City Ventures, in addition to its Artesia project, is also pursuing new townhome developments in Whittier and Compton.
