At its meeting last week, Culver City's Planning Commission gave the go-ahead to two large mixed-use project which will create more than 800 homes.
The first project, slated for the former NFL media campus at 10950 Washington Boulevard behind, is being developed by landlord Hudson Pacific Properties. Plans call for razing more than 160,000 square feet of existing buildings, clearing the way for the construction of a pair of five-story buildings featuring 508 apartments, 14,000 square feet of ground-floor commercial space, and parking for 715 vehicles.
Density bonus incentives will require that Hudson Pacific set aside 79 of the apartments as deed-restricted low-income housing.
The second project, 100 Corporate Pointe Walk, is being developed by Alliance Residential. Their project calls for clearing an existing office campus in Fox Hills to make way for a five-to-seven-story building featuring 351 residential units and 4,742 square feet of ground-floor commercial space and parking for 542 vehicles.
As with the NFL campus redevelopment, the project will rely on density bonus incentives to permit a larger building than otherwise allowed by zoning. In exchange, 30 of the new apartments are to be reserved as deed-restricted affordable housing.

The two projects came about through zone changes implemented in Culver City to secure state approval for its 2021-2029 Housing Element. As a result, more than 80 percent of land in Culver City is now zoned for residential uses. Much of that new density will be steered toward the Fox Hills neighborhood, where more than 3,000 homes are planned.
