Meta Housing Corp. is looking to build another large affordable housing complex in Warner Center using the Mayor's Executive Directive 1, according to preliminary plans found using ATC.

The latest project, slated for a property located at 6033-6039 De Soto Avenue, is described in the plans as an eight-story edifice which would feature 232 two- and three-bedroom apartments with parking for 116 vehicles.

According to the preliminary filing, 80 percent of the apartments would be reserved for eligible low-income households, with the remainder to be reserved for moderate-income renters. As an income-restricted project, the development is eligible for density bonus incentives which would permit a larger structure than typically permitted by zoning rules.

AC Martin is designing 6033 De Soto, which is depicted in plans as a contemporary podium-type building with two central courtyards and some street-fronting apartments.

The project site was previously slated to give way to a senior housing complex from CA Ventures. When that proposal failed to come to fruition, the land was listed for sale.

The proposed development represents a familiar strategy for Meta Housing, which is no stranger to building on sites in Warner Center that were previously intended for redevelopment with senior housing. The West Los Angeles-based firm is now building a similar project with 301 apartments at 21300 Oxnard Street on land once slated for an assisted living facility with medical offices.
