In Rancho Park, wood framing has reached the top floor for a new mixed-use apartment complex from Los Angeles-based developer GPI Companies.

Overland & Ayers, now rising just south of the shuttered mall at 2455 S. Overland Avenue, consists of a six-story building which will features 201 apartments atop approximately 6,200 square feet of ground-floor commercial space and parking. The site was formerly a garage serving the adjoining Westside Pavilion, a portion of which has been converted by GPI into an office campus called The West End.

MVE + Partners is designing the apartment complex, which is portrayed in renderings with a large rooftop amenity deck and a podium-level pool deck. Plans call for a mix of studio, one-, and two-bedroom apartments, as well as eight two-story townhomes fronting Ayres Avenue to the south.

At the time of the project's groundbreaking in Fall 2022, completion of Overland & Ayres was expected in late 2024.

The project is billed as the final component of the redevelopment of the former Westside Pavilion, which shuttered in 2018. While the mall's main building had once been slaved to serve as a 584,000-square-foot campus for Google, UCLA has since agreed to purchase the property and transform it into the future home of the California Institute for Immunology and Immunotherapy at UCLA, and the UCLA Center for Quantum Science and Engineering, among other programs.

In addition to its new residential development on Overland, GPI has also built luxury rental units in West Hollywood and is partnering on a high-end condo complex in Beverly Hills.
