Just east of L.A. State Historic Park in Chinatown, rebar now protrudes above street level at the future site of a modular apartment complex from Thrive Living.

The project, which replaced a food processing facility at 1457 N. Main Street, calls for the construction of a six-story building featuring 376 studio and one-bedroom apartments above 6,448 square feet of ground-floor commercial space. Plans also call a 104-car garage.

In addition to housing, the contemporary low-rise structure will feature a rooftop deck and street-level courtyards, as well as a gym, a recreation room, and a business center.

Project approvals will require Thrive Living to set aside 42 apartments for rent as extremely low-income affordable housing. In addition, the developer intends to target the remaining unrestricted units to moderate-income renters earning up to 80 percent of the area median income level - a category that may include teachers and nurses. The property will also accept applicants with Housing Choice Vouchers.

At the time of its groundbreaking, Thrive Living announced that the project is the first fully income-restricted development to receive a construction loan from JPMorgan Chase through its through its Workforce Housing Solutions Group.

Thrive Living, based out of New York, has even bigger plans in the works for the Los Angeles area. The company announced plans in January 2023 to build an 800-unit apartment complex with a Costco on its ground floor in Baldwin Hills.

Thrive's Chinatown project joins similar mixed-use and multifamily residential developments now in the works in the near vicinity, including a 280-unit apartment complex now rising a short distance northwest at 200 N. Mesnager Street and a 445-unit complex proposed one block north facing Spring Street.
