Another week brings yet another infill development to the blocks just west of USC in Exposition Park.

The latest project, slated for a property at 1178 W. 37th Street, calls for razing a 116-year-old house and a detached accessory dwelling unit, clearing the way for a new six-story building featuring eight apartments on its upper floors. Each unit would contain three bedrooms, with four parking stalls planned at the ground floor.

Project applicant 1180 37th Street, LLC - managed by local developer Qi Sun - has requested the approval of Transit Oriented Communities incentives to allow a larger structure than typically permitted by zoning rules. In exchange, one of the new apartments would be set aside for rent as extremely low-income affordable housing.

California Development & Design is the architect behind 1178 37th Street, which is portrayed as a contemporary low-rise structure capped by a rooftop amenity deck.

If the project sounds familiar, there's a good reason for that. Qi Sun, through a different entity, is listed as the applicant behind a near identical project filed with the Planning Department recently for a property a short walk north at 1165 W. 36th Place.

Exposition Park has recently seen plans for a number of similar developments which would clear older single-family homes for multifamily structures.
