Just north of the I-105 Freeway in Broadway-Manchester, wood framing is starting to rise for a new apartment complex from prolific South L.A. developer SoLa Impact.
SoLa Triple Main, which replaced a single-story commercial building and an unpaved parking lot at 11630 S. Main Street, will eventually consist of a six-story edifice containing 84 one-, two-, and three-bedroom apartments above street-level parking for 42 vehicles.
Project entitlements include Transit Oriented Communities incentives, permitting increased height, floor area, and density, as well as decreases to zone-required setbacks and open space. In exchange, SoLa Impact will be required to set aside 20 apartments as deed-restricted affordable housing at the low-income level.
Envirotecture is designing the building, which is depicted in renderings as a contemporary podium-type building. Planned on-site open spaces include a central courtyard - located on the second floor - as well as a rooftop deck.
SoLa Triple Main is the first of three SoLa Impact projects planned for the near vicinity of Broadway-Manchester. In July, the developer filed an application with the Planning Apartment to build a mixed-use structure with 121 apartments and retail a block north at Imperial Highway and Main Street, and quickly followed with plans for 166 apartments a block west at Broadway.
