New images offer a glimpse inside AVA Arts District, a recently-finished mixed-use apartment complex from AvalonBay Communities in the Downtown Los Angeles Arts District.
Located on the former site of a cold storage facility at the southeast corner of Alameda and Industrial Streets, the complex consists of a seven-story building featuring 475 studio, one-, and two-, and three-bedroom apartments above 61,000 square feet of ground-floor commercial space and an 842-car garage.
Rents start at $2,270 per month for a studio unit and $4,518 per month for a larger three-bedroom unit, according to a leasing website. Those prices do not apply to the 53 very low-income affordable units required for the project as a condition of approval.
OfficeUntitled designed the building, with AC Martin serving as executive architect. Roughly 20 percent of the new live/work units are built within Type I construction, permitting light industrial uses within 150 square feet of working space in each apartment.
At the exterior, the apartment complex includes common amenities such as courtyards and a rooftop pool deck. At the rear of the property, a former rail spur has been transformed into a landscaped paseo and courtyard. Other amenities include gym and lounge spaces within the building.
While the project may be isolated for the time being, new neighbors are in the works. The property sits directly south across Industrial Street from a vacant site slated for the construction a similar mixed-use housing project from Camden Property Trust. Likewise, new film production facilities are in the works at Alameda Street's nearby intersections with 6th, 7th, and 8th Streets.
AvalonBay's other recent Los Angeles projects include similar mixed-use buildings in Little Tokyo and Hollywood. The developer has secured the rights to build hundreds of apartments on publicly-owned sites including the West L.A. Civic Center and the former Marine Corps Air Station in Tustin.
