A duplex and a 110-year-old single-family home in Van Nuys could be cleared for a new affordable housing development, according to a notice distributed by the City of Los Angeles.
Haytham Kafouf, through the entity Opp Zone, LLC, submitted an application last year to the Planning Department for the construction of a new six-story, 59-unit development at 14714-14726 W. Friar Street. The proposed project would also include parking for 32 vehicles.
The project, which is eligible for streamlined approvals courtesy of the Mayor's Executive Directive 1, relies on density bonus incentives to permit a structure that is larger than what would typically be allowed by zoning rules.
The proposed apartment complex, which would rise one block south of Victory Boulevard and two blocks to the west of Van Nuys Boulevard, joins a handful of new developments in the works for the side streets neighboring the Van Nuys Civic Center, which is slated for a revamp that may include the addition of housing.
One block to the east at 14202 Friar Street, a 33-unit mixed-income apartment complex is poised to replace a surface parking lot. Similar developments are also in the works for nearby properties on Erwin Street and Sylvan Street.
