California Landmark Group has expansion plans for a 1940s apartment complex near Sunset Gower Studios in Hollywood, according to an application submitted this week to the L.A. Department of City Planning.
The proposed project, which would rise from an L-shaped site located at 1201 N. Gower Street, calls for razing buildings totaling 28 existing apartments to clear the way for a new eight-story structure featuring a total of 108 one-, two-, and three-bedroom dwellings atop a two-level, 99-car subterranean garage.

Requested entitlements include density bonus incentives to permit a larger structures than would otherwise be permitted by zoning rules for the property. In exchange, 16 of the new apartments would be set aside for rent as very low-income affordable housing, with an additional two units of low-income replacement units for the existing building.
PK Architecture, a frequent collaborator with California Landmark Group, is designing 1201 Gower along with SQLA. Architectural plans show a Mediterranean-style building with a tiered roofline that provides space for courtyards and terrace decks.

The project will be subject to the approval of the Los Angeles City Planning Commission, and follows on the heels of a 169-unit development planned for to the south across Lexington Avenue.
Outside of its new Hollywood project, California Landmark Group is currently in construction at two new apartment buildings near Sony Pictures Studios in Palms, as well as a 91-unit complex in Century City.
