L.A. River-adjacent small lot homes underway at 1771 Blake Avenue in Frogtown

A nearly decade-old plan to build new homes on a vacant parcel next to the Los Angeles River is finally being realized in Frogtown.

In 2014, Harridge Development Group initiated plans with the City of Los Angeles to build up to build up to 100 small lot homes on a property at 1771 W. Blake Avenue. That project, which included a small amount of ground-floor commercial space, was also coupled with plans to redevelop an empty lot across the street with up to 17 condominiums with additional retail, while also repurposing a series of warehouses for commercial uses.

While no progress is apparent for the multifamily building on the south side of Blake Avenue, construction is in full swing for the new small lot homes across the street. The wood frames of the new three-story houses, designed by William Hezmalhalch Architects, will be built around a new network of private roads.

Likewise, a seismic retrofit is currently in progress for the commercial buildings at the center of the site, according to permits issued earlier this year by the Department of Building and Safety.

The project is the largest in a recent series of new residential developments in Frogtown, following a small lot subdivision from Watt Companies and a 52-unit apartment complex from Uncommon.

While the Blake Avenue project may be a large for Frogtown, it is relatively small in scale compared to other upcoming developments from Harridge, such as the high-rise Crossroads Hollywood complex on Sunset Boulevard and a new mixed-use apartment complex in Granada Hills.
