State awards funding for 17 L.A. County affordable housing developments

This week, the California Department of Housing and Community Development announced $523.8 million in new funding for affordable housing through the second round of awards from its Multifamily Finance "Super NOFA." That money will go toward 51 different projects across the state, creating more than 4,000 new homes - all restricted to households earning no more than 80 percent of the area median income level.

Of that total, 17 projects in Los Angeles County are set to receive more than $130 million in total. Collectively, these projects would account for more 1,300 new homes.

Harmony Senior Housing

A team led by Domus Development has been awarded funding for the construction of the Harmony Senior Apartments, a proposed project with 84 residential units at 11416 W. Burbank Boulevard in North Hollywood. Domus had requested nearly $17.5 million in funding for the proposed apartment complex, which has an estimated total cost of $55 million. Just over $3.5 million was awarded to the project in last year's Super NOFA round.

1634 20th Street

Venice Community Housing and Community Corp. of Santa Monica will receive funding for the 20th Street apartments, named for their location at 1634 20th Street in the City of Santa Monica. The proposed development will include 78 apartments, and requested $10.5 million in funding against a total project budget of $75.9 million.

910 Wetherly Drive

West Hollywood Community Housing Corp. has been awarded funding for a proposed project at 910 Wetherly Drive in its hometown. Plans call for 89 residential units, for which the developer requested $17.6 million in funding against a total project budget of $60.5 million. The prior Super NOFA round provided $4.3 million to the project.

Fountain Street Apartments

Linc Housing Corporation will receive funding for its Fountain Street Apartments, a proposed 73-unit development named for its location at 4151 East Fountain Street. Linc requested $23.1 million through the Super NOFA application, which would cover less than half of the total $58.7 million budget for the apartment complex.

Alma

Wakeland Housing & Development Corp. has secured funding for its Alma apartments, a 47-unit development proposed at 3524 E. 1st Street - just past the E Line's Indiana Station in unincorporated East Los Angeles. $3.5 million in funding was requested out of a total project cost of $3.8.3 million.

327 N. Harbor Boulevard

Across the street from the Port of Los Angeles, the One San Pedro Collaborative - a team composed of the Richman Group, National CORE, and Century Housing - will receive funding for the first component of the long-awaited Rancho San Pedro redevelopment: a 47-unit apartment complex at 327 N. Harbor Boulevard. The project team requested $3.7 million in funding, covering a portion of a more than $38 million price tag for the new housing complex.

The Walk Residences

Primestor Development, along with co-applicants Kingdom Development and Diversity Builders Alliance, will see funding for The Walk Residences, a proposed development which would bring 56 homes to a portion of the Norwalk Civic Center. The developers requested $7.7 million for the project against a total budget of $34.1 million.

Armory Arts Collective

Another project from Linc Housing Corp, the Armory Arts Collective would transform the former Long Beach Armory at 854 E. 7th Street into 64 units of affordable housing. Linc applied for $2.7 million in funding for the project, which would cost an estimated $51 million.

Crenshaw Crossing

Funding has also been awarded to the 176-unit affordable housing component of Crenshaw Crossing, a two-building mixed-use complex planned next to Metro's Expo/Crenshaw Station. The overall project would create 401 apartments, plus a ground-floor market. The project's backers requested $9.6 million in funding versus an estimated budget of more than $132 million.

Bana at Palmdale

Milare Housing Investments has secured $3.5 million for  a proposed 48-unit affordable housing complex in the Antelope Valley community of Palmdale. The total cost of the project is roughly $21 million.

Alveare

Related California will receive funding for the Alveare Family apartments - a 105-unit development located at 1405 S. Broadway in Downtown Los Angeles. The project, the first component of a larger project that would create 335 total apartments, was slated for $7.2 million in funding out of a total budget of $76 million.

18722 Sherman Way

A team led by LA Family Housing has been awarded funding for a new supportive housing complex at 18722 Sherman Way in Reseda. The 64-unit development was slated for up to $4.2 million in funding out of a total budget of more than $42 million.

Santa Fe Springs Village

Affordable Living for the Aging and Primestor will receive funding for a 44-unit affordable housing complex at 11330-11350 Washington Boulevard  in Santa Fe Springs. $2.4 million in funding was requested against a $21.4 million project budget.

4345 Crenshaw Boulevard

Venice Community Housing will receive funding for a new affordable housing complex across the street from the K Line's Leimert Park Station at 4345 Crenshaw Boulevard. $1.9 million in funding was requested for the estimated $2.3 million development.

Central Avenue Apartments

Abode Communities will receive money for its proposed 59-unit development at 8909 S. Central Avenue in South Los Angeles. The roughly $51.4 million project was slated for nearly $4.9 million in funding through Super NOFA.

Sankofa Place at Centinela

In Inglewood, Venice Community Housing has been awarded funding through Super NOFA for Sankofa Place at Centinela, a project at 400 S. Centinela Avenue. The 120-unit apartment building is expected to cost $93 million in total, and was slated for up to $4.3 million through the second round of Super NOFA.

Veteran Commons

Finally, Abode Communities and PATH Ventures are slated for up to $13.8 million for the Veteran Commons development at 11269 Garfield Avenue in Downey. The roughly $72.2 million project would include 100 apartments.
