In Warner Center, wood framing has reached its peak for the first phase of The Alcove, an affordable housing complex from Meta Housing Corp.

The full project, which replaced an office building at 21300 W. Oxnard Street, calls for the construction of 301 studio, one-, two-, and three-bedroom apartments, as well as parking for 229 vehicles.

Project approvals, which include density bonus incentives, were streamlined using the Mayor's Executive Directive 1.

A presentation given earlier this year to the Woodland Hills Warner Center Neighborhood Council indicates that the apartments are to be reserved for renters earning between 30 and 80 percent of the area median income level. That corresponds to renters earning somewhere between $26,490 and $125,120 per year.

AC Martin is designing the complex, which will include contemporary seven- and eight-story buildings. Plans show resident amenity decks, as well as new publicly-accessible open space flanking the western property line.

Completion of The Alcove's first phase is anticipated in late 2025. Work on phase two was previously expected to conclude in 2026, per the neighborhood council presentation.

The project, which follows large market-rate developments in Warner Center such as the neighboring Vela on Ox apartments, is the latest affordable development for Meta in the San Fernando Valley. The West Los Angeles-based firm's past projects include a smaller 80-unit affordable complex in the nearby Canoga Park neighborhood and an even larger 356-unit development in the North Hills neighborhood.
