UCLA has plans for yet another high-rise dormitory next to its Westwood campus.
Last year, the school acquired a property at 901 Levering Terrace which is currently developed five buildings containing 42 apartments. Now, according to a recently published environmental study, the existing improvements are to be cleared away for the construction of a 19-story, approximately 310,000-square-foot tower containing 148 apartments. With a mix of one-, two-, three-, and predominantly four-bedroom layouts, the project is expected to house up to 1,150 students.
The tower, which is being designed by Mithun, would be of a contemporary style and rise approximately 238 feet in height. Plans show a cross-shaped footprint, with exterior courtyards and terrace decks to be located at street level and above the second floor. Plans call for an exterior of concrete, fiber-cement panels, metal, stucco, porcelain or stone, and glass. Other project components would include laundry facilities, offices, a fitness area, common rooms, and study lounges. No on-site parking is proposed.
Per the study, work on the project could commence as early as 2026 and be completed by 2030.
The University of California Board of Regents recently approved $8.75 million to support the planning process for the project.
The 901 Levering Terrace tower would be the latest in a string of large student housing projects built by UCLA in recent years, including the 10-story Levering Place apartments located next door and a 17-story tower located east across the street. The university is currently building an apartment building with space for more than 500 students to the north along Gayley Avenue.
Private developers have also entered the fray, including M&A Real Estate Partners, which is building apartments on Glenrock Avenue, and Landmark Properties of Georgia, which is wrapping up work on one apartment building along Strathmore Drive and has plans for a larger 12-story building along Landfair Avenue. Los Angeles-based developer Uncommon has also proposed its own 12-story tower along Strathmore.
