One block north of the Los Angeles River in Studio City, two single-family homes have given way to a new affordable housing development, according to construction permits recently issued by the Department of Building and Safety.

The project site, located at 11031-11035 W. Aqua Vista Street, was approved in 2024 for the construction of a new five-story building featuring 86 studio, one-, and two-bedroom apartments without on-site parking.

Applicant Ryan Sassounian of Aqua Vista Builders, LLC, streamlined entitlements using the Mayor's Executive Directive 1, and is required to set aside the apartments for low-, very low- and moderate-income renters in exchange for density bonus incentives permitting a larger structure than otherwise allowed by zoning.

Kevin Tsai Architecture is designing the contemporary podium-type building, according to plans approved by the City of Los Angeles.

Similar affordable housing developments have been proposed for nearby sites within Studio City over the past three years, including multiple projects along Moorpark Street. The neighborhood could also see a stretch of commercial buildings along Ventura Boulevard south of the river make way for a large, mixed-use complex featuring more than 800 homes and retail space.
