The Los Angeles City Planning Commission has voted to uphold the approval of a proposed multifamily residential building near the E Line's Expo/Bundy Station, rejecting an appeal from an adjoining homeowner which sought to block the project's construction.
The proposed project from Category Company, which would replace four single-family homes at 12202-12214 W. Exposition Boulevard, calls for the construction of a new seven-story building featuring 45 studio, one-, two-, and three-bedroom apartments above a subterranean garage with 28 parking stalls.
Project approvals include Transit Oriented Communities incentives, permitting a larger building than otherwise allowed by zoning rules. In exchange, five of the new apartments are to be set aside for rent as extremely low-income affordable housing.
Plans show a building with an exterior of white plaster, metal, and tile.
The project appellant, who lives in an abutting single-family home, lodged multiple objections to approvals granted by Planning staff, claiming that he did not receive notice of the project, that the building design violates zoning rules, and that public records have been withheld from him. A staff report disputed those claims, and urged the Commission to uphold the approval of the project.
The new apartment building is the result of the Exposition Corridor Transit Neighborhood Plan, which rezoned single-family properties to the south of Expo/Bundy Station for apartments. Carmel Partners has recently cleared more than 20 single-family homes to make way for a trio of new buildings featuring more than 600 apartments.
Category Company is already an active developer in neighborhoods across the Westside, with active projects now in the works on Purdue Avenue in Sawtelle and on Slauson Avenue in Del Rey. The company's past work includes multifamily housing in Mar Vista and near Ballona Creek.
