A half-year after the departure of a Kylie Jenner billboard, commercial uses are making way for the construction of new housing at the intersection of Santa Monica and La Cienega Boulevards in West Hollywood.
The project, approved by West Hollywood officials in 2023 for a site at 8500 Santa Monica Boulevard, calls for the construction of a six-story building featuring 30 one- and two-bedroom apartments above 3,800 square feet of ground-floor commercial space. Parking for 33 vehicles would be located within two subterranean levels beneath the building.
Project applicant, an entity listed as 8500 WH, LLC, secured approvals using a 50 percent density bonus to permit a larger structure than otherwise allowed by zoning rules. In exchange, five of the apartments are to be set aside for rent by low- and very low-income households.
Tighe Architecture is designing 8500 Santa Monica, which would be a contemporary low-rise structure incorporating an amenity deck at the roof level.
The project sits along the boundary between the City of West Hollywood and the City of Los Angeles, and is one of a handful of similar residential-retail developments in the works on surrounding properties. Across the street, a larger mixed-use project is poised to replace a stretch of small commercial buildings at 8555 Santa Monica Boulevard, while directly south another mixed-use building is planned at 961 N. La Cienega Boulevard.
