This past week, modular units were hoisted into place at the site of a new affordable housing development from Community Corporation of Santa Monica.

Berkeley Station, named for its location at 1342 Berkeley Street, consists of a four-story building that will feature 13 one-bedroom apartments without on-site parking.  Plans call for five apartments for transition aged youth (between the ages of 18 and 24) earning up to 50 percent of the area median income level, while the remaining eight apartments are to be reserved for families earning up to 30 percent of the area median income.

Brooks + Scarpa is designing the building, the 11,000-square-foot building, which will be clad in cement panels and incorporate terrace decks and a ground-level garden. The building is composed of parts developed by Brooks + Scarpa for its NEST Toolkit.

Community Corp. and Brooks Scarpa previously worked on the Brunson Terrace apartments, a larger 48-unit affordable housing in the Pico neighborhood.

Though the non-profit developer is best known for its work in Santa Monica, Community Corp. has more recently expanded its reach into neighboring jurisdictions. The firm's upcoming projects include sites in West Hollywood, Culver City, and Los Angeles.
