In a vote cast at its meeting today, the Los Angeles City Planning Commission moved to support for the latest proposed Hollywood office complex from Bardas Investment Group.

In late 2021, the West Hollywood-based developer filed an application to the Los Angeles Department of City Planning for the construction of an approximately 75,000-square-foot office campus at 1200 N. Cahuenga Boulevard. The proposed project calls for the construction of two new buildings on the property, while retaining a third existing structure which has long served as a school. Plans also call for 156 parking stalls in a semi-subterranean garage and approximately 500 square feet of retail space at street level.

West of West is designing 1200 Cahuenga, with House & Robertson serving as executive architect and KSA as landscape architect. The new construction would take the place of an existing two-building and a recreation field, as well as attached parking. The additions would rise up to four stories in height and contain 55,000 square feet of offices, with an additional 20,000 square feet of space to be located in an existing building poised for a remodel.

Renderings show that the campus would be centered on a new landscaped courtyard, with additional open space provided through a retail patio fronting Cahuenga Boulevard and a series of terrace decks. Plans show an exterior of plaster, cement, wood panels, and tile.

While approval by the City Planning Commission is a key hurdle, the project has yet to reach the finish line. Requested entitlements for 1200 Cahuenga include a general plan amendment, a zone change, and a height district change, which require approval by the City Council.

BARDAS, which develops office buildings under its "Echelon" brand, is developing multiple of mid-sized and large office projects across Hollywood - including a new campus now taking shape one block north at 6344 Fountain Avenue. Its largest projects are a proposed developments combining offices and soundstages at 5601 Santa Monica Boulevard and at the Television Center complex at 6311 W. Romaine Street. The company has also proposed a smaller 68,000-square-foot ground-up project on Melrose Avenue near Hancock Park and a 123,000-square-foot complex on Las Palmas Avenue.
